Land purchase contracts, agricultural land lease contracts, registration of land lease contracts, termination of undivided joint ownerships can be named as our areas of expertise.

On some of the agricultural lands has been created undivided joint ownerships, and the quantity of these lands are increasing due to the fact, that according to our inheritance regulation, everyone inherits the same amount, so a land gets even more owners. So this way more and more joint ownerships occur.

There are many ways of terminating the joint ownership. One solution for doing it is the act according to the Civil Code, and it happens based on the mutual consent of the owners. Unfortunately this is a less commonly applied method.

Considering the fact, that is it a very rare case, when the owners can agree on the way how they want to terminate the joint ownership, there is a way to make it happen according to the new rule of law came into force in 2021. Based on this law, it is possible to divide the ownership, if the majority of the owners have mutual consent concerning this question, so they possess more than the 50% of the whole land.

  1. The termination of the ownership by dividing the land with using a special program
  2. The parameters of the land do not change at all and all the territory is given to one person – act of merging

Our law system created two very different proceedings to the two methods for the matter mentioned above, so it is highly important to have a consultation before deciding, which method to use.

In all the cases the clients are informed about the costs, which are set after getting the land registry data of the real estate. The fee depends on the agricultural lands in question, the number of the deposits necessary, and the number of the notifications of the owners.
